Our management team will guide you through the contract and construction fundamentals to deliver your perfect home in a few easy steps...
1. Land Purchase We start by choosing your land that will best suit your type of house design and location of desired lifestyle. We can actively source you the desired land if required in a wide range of options from coastal water blocks to larger hinterland acreage and connect you to reparable licensed real estate agents to purchase. This service is offered free of charge to our valued clients.
2. Design Consultation Our management team will meet to discuss all specific design requirements and finishes desired with a budget in mind to deliver your perfect home. We will enter into a pre-contract signed agreement to establish working drawings for construction to proceed with further consultation with the design team to meet your expectations on the quality of finishes required. Working closely with our architectural team you will have the final say on layout and functionality of the construction. We will compile a preliminary design sketch that illustrates all requirements and works within your budget.
3. Building Quote Once you are happy with the design and working drawings have been signed off on we can cost the project relative to the type of construction and then offer you a fixed price to deliver it on a recommended schedule.
4. Development Application (DA) We submit on your behalf the building design drawings to be certified for council building approval prior to construction. Providing there are no changes required a short 4 week application process is implemented and a Development Application (DA) is approved for construction to commence. |

5. Contractual Agreement A Master Builders contract is drawn up with the fixed price total of construction costs breakdown showing the six progress payments;
- Deposit of 5% (total contract price)
- Base Stage of 10% (structural footings and floor slab)
- Frame Stage of 15% (structural frame erected)
- Enclosed Stage of 35% (exterior wall lining, windows, external doors and roof)
- Fixing Stage of 20% (internal linings, kitchen, painting - etc)
- Practical Completion of 15% (final payment and handover)
Note: Changes to agreed contract design and/or finishes will incur an extra cost to implement any changes required in the form of a ‘Variation to Contract’. This will be signed off by both parties prior to changes being implemented.
6. Construction Start Construction will commence once the deposit is secured and a letter from your lender outlining the capacity to pay the contract amount in full and agreement of the payment stages together with a proof of land ownership (land title or purchase contract)
7. Construction and Schedule The building supervisor will contact you to detail the start date and order materials. You are welcome to visit site by appointment with the building supervisor. For all our clients we offer a regular up to date progress report and pictures of the current status of the construction.
8. Handover On final inspection of property and practical completion payment is made we provide copies of building certificate and plans for your file. We will do a walk through to show all working of the home including our extended 10 year building warranty and any general maintenance required, and of course, handover the keys to your beautiful new home. |
